How I found the Righ Mentor & Now You Can Too (Part I)
I recently read an article that was titled, “What you Focus on the Longest Will Become Your Strongest.” A very successful speaker and businessman named Ken Brown wrote it. Man, those are some very powerful words if you really think about it. It reminds me of the verse from the Bible which states, “As a man thinketh, so shall he be.”
I have been involved the world of commercial real estate for about 7 years now and I can see how I have grown. I once surrounded myself with individuals that had similar goals and aspirations. One of the first gentlemen I tried to find was Donald Trump. I wrote letters and sent emails, but I did not get any response. Most people would become discouraged, but not me. I knew I could and would find someone to mentor me and help me to achieve my very lofty goals.
My goals include the acquisition of over $30-40 million dollars of commercial real estate. My short-term goal was to have a positive cash flow of over 100K per month. To some that may seem like a lot, but it only works out to be a little over a million dollars a year. I had to have somewhere to start my goals and I wanted to build an income base of at least $1,000,000.00 a year in passive income.
I was not really interested in building a massive portfolio of residential single-family homes. I knew that I could achieve my goal that way as well, but to me there was too many moving parts. My plan was to achieve my goal in the shortest time and in the most effective way possible.
My next task was that I needed to find someone who had achieved goals that were similar to mine and as ambitious as my goals were. I recently had a meeting with a very sharp young gentleman named Andrew Kuhn and he said it best, “Most of the so called gurus are not actively working in the business.” The so-called experts can pontificate all they want on the what if’s of the world, but I wanted to know the dirt. I was not looking to get my information from some so-called real estate guru.
My mentor needed to be someone with real world success within the real estate industry. I needed to find someone who had documented proof of his or her financial success. Many people give lip-service about their accomplishments, wealth and influence, but when you look a little closer and examine the evidence, most self-proclaimed experts, gurus and success-motivators are full of it and full of themselves. Do not believe the hype!
Earlier I stated that I started at the top and went after Donald Trump. I wanted to be his apprentice. I even applied to be on his show, The Apprentice in order to be closer to him. My resume or application did not get to him I must say, but that does not matter to me. I am determined to reach my goal one way or another. Sadly, I had no way to access The Donald. What was I to do? Well, I did some research and found that Michigan had it’s own Donald Trump and he was as close to me as my own backyard was. Herb Strather is Michigan’s own Donald Trump and I was overjoyed to finally have found my mentor.
Mr. Herb Strather has a very impressive resume and he and I have very similar backgrounds having little to no-money and scant opportunities for success. Mr. Strather started Strather and Associates in 1975 and has been acquiring real estate for over 35 years. He’s generated millions! I quickly decided that this was the gentleman I wanted to have as my mentor and to take me under his wing.
It was not as simple as my just walking into his office and requesting Mr. Strather to mentor me. I wanted to make sure that he was taken aback by all the work I had done prior to my even approaching him. I wanted to ‘WOW’ him with my tenacity, talent and capacity. I started off by doing some homework to discover what his likes and dislikes were. I also thought I would find all of the buildings that he had purchased in Detroit. Now that was a problem.
Why was finding out what apartment buildings he owned a problem? As I researched more and more, I found that Mr. Strather at one time or another has been the owner of 3 million square feet of real estate in Michigan. The problem I ran into was that I could not find a garden style apartment building that he did not own. It was amazing! Herb Strather has owned or partnered on almost every apartment building in the city of Detroit. From as far back as 1980, he was the single largest minority taxpayer in the city of Detroit. After doing my homework I was sufficiently convinced that Herb was the right man for the job. Herb Strather is my mentor and I have learned more about commercial real estate investing and wealth building than I dare say even Trump could have taught me. Strather is a master!
