Creating your own Niche in Commercial Real Estate
You have now decided that Commercial Real Estate is the way to go, you do not need to be convinced any longer, you are ready to go. There are so many different types of Commercial Real Estate out there that you need to create your area of specialty, what niche market of Real Estate would you like to master. Listen to me carefully; the real money comes when you have developed a mastery of something. If you look at the most successful individuals, athletes, entertainers, politicians they all have a mastery over something. It is probably even more important in Commercial Real Estate, why you might as because all have there own set up problems. Lets say you decide that you want to purchase an apartment building, there are many different types what style do you want to learn all about, what size do you want to have.
Some may say they are all the same but they are not, I would like to use the analogy of a baseball team, there are usually 25 players on a team, and in most cases all have there areas of specialty, they have a niche on the baseball team, but without each having a certain mastery over that position the team would probably not do so well. Let me take that a little further there are 29 major league baseball teams all professional, so why is it that since they are all professionals and are all capable of doing the same things we do not have all teams equal at 81wins and 81 losses, well some of the teams have developed better systems, better players and the players have created and excelled at there niche IE Pitcher, Catcher, outfielder you get the point. Well if you really want to excel at the World of Commercial Real Estate you need to develop a niche in whatever area of commercial Real Estate you decide to go into.
My area where I have developed a mastery over is garden style apartments, they are usually 2 story apartments with anywhere from 8-50 units in each building -1,2 and 3 bedroom apartments. When I go into one of these units I can immediately tell if there are any problems and even better what are the usual cost, what experts I need to correct this situation. You want to make sure before you make a decision/investment of on the low end a couple hundred thousand dollars to millions of dollars. There’s a saying more money more problems, well let me put my spin on this saying, more units can be more problems if you are not careful. Les Brown says it best , if someone has been successful in whatever venture they set out to do and it has been done you can do it and succeed also, just get trained, invest in yourself before you make this type of investment. This may seem a little far fetched but you would not want someone who fixes your car/ assist you when you need medical help. If you have a foot problem, you probably would not want a dentist to give you advice you would probably go to a podiatrist. It amazes me everyday that I see individuals making multi-million dollar decisions without having all the facts, not having any type of expertise. Take you time, the real estate well be there when you are ready. There is a saying you are either going to pay now or pay later, well usually when you pay later it cost a lot more.
